If you are moving from Spain or Portugal there is a two-year naturalization route that applies to you specifically. For everyone else in Europe, the ordinary five-year rule applies.

Mexico holds more than sixty double-taxation treaties, covering the major European economies and the UK, so the arrival side is well covered. The complicated half is your own country’s exit rules, and they differ sharply: Germany’s Wegzugsbesteuerung, France’s exit tax, the Dutch conserverende aanslag, and multi-year residency tails in the Nordics are all real and all different.

We are not going to summarise twenty tax regimes badly. Verify yours individually, with a professional in your own country, before you move. That is the honest answer and it is the one worth acting on.

Getting here

No nonstop to Mérida, but Europe reaches Mexico on two corridors and Cancún is the better served of the two. Mexico City flies year-round from Frankfurt, Munich, Paris, Amsterdam and London. Cancún covers all of those and adds London Gatwick, Manchester, Dublin and Zurich. If you are flying from Ireland, the north of England or Switzerland, Cancún is your gateway and Mérida is a short hop from there.

What it costs to build

Cost per square meter by finish level and by municipality, taken from our own project ledger rather than from a relocation blog. Mid-spec custom homes in Mérida run well above the entry-level national benchmarks people quote, and the gap is where budgets break.

Land, and what it hides

Cholul, Dzitiyá, Conkal. The difference between private title and ejido land, and the libertad de gravamen check that stops a bad purchase before money moves. Most of the expensive mistakes we see happen before a single drawing exists.

Permits and real timelines

Licencia de construcción, INSEJUPY, and the honest reasons projects slip. Yucatán also has an archaeological dimension that surprises foreign buyers: INAH review is a real step, not a formality.

Build or buy

Restoring a casona in Centro and building new in the north are different businesses with different risk. The numbers rarely say what people expect them to say.

Building for this climate

Waterproofing, humidity, salt, and hurricane detailing. Hurricane season runs June to November and Mérida sits about 35 km inland, so direct strikes are rare, but the detailing still decides whether a house ages well here. This is not abstract for us. We supply the waterproofing and protective systems ourselves, so the specification on our projects is chosen for how it ages in Yucatan rather than for what is cheapest to install.

Buying property as a foreigner

Article 27 of the Mexican Constitution bars foreigners from holding direct title within 100 km of a border or 50 km of a coastline. Inside that band, residential property is held through a fideicomiso: a bank trust, 50 years and renewable, where you keep full rights to use, lease, mortgage, sell and bequeath.

Yucatán’s coastline is unambiguously inside the restricted zone. Whether a specific parcel in or around Mérida falls inside the 50 km band depends on that exact parcel, and your notario público makes that determination. That determination is the one that counts. Confirm it before you sign anything.

We will say plainly what we do not know. You will find websites asserting that Mérida is outside the zone and no trust is needed. Some of those same pages state the city is 35 kilometres from the coast, inside a 50 kilometre band. We are not going to resolve that for you in a web page. Your notario will resolve it for your parcel, in writing.

These figures change every February when the UMA is updated, and consulates apply their own exchange rates and vary by roughly 5 to 10 percent. Confirm with yours before you plan around them.

How much does it cost to build a house in Mérida?

Mid-spec custom homes in Mérida run well above the entry-level national benchmarks usually quoted for Mexico. What matters is cost per square meter at your finish level and municipality, which our estimator calculates from our own project data.

How long until I can apply for Mexican nationality?

Five years of residency under the ordinary route. The exception is people originally from a Latin American country or the Iberian Peninsula, for whom it drops to two years, so Spanish and Portuguese nationals should read the Spain page instead.

What are the exit tax rules where I live?

They differ sharply across Europe and we are not going to summarise them badly. Germany, France, the Netherlands and the Nordic countries all have distinct regimes. Verify yours with a professional in your own country before you commit to a move.
