Under Mexico’s Ley de Nacionalidad, the ordinary route to naturalization requires five years of residency. For people originally from a Latin American country or the Iberian Peninsula, it drops to two. A Spaniard can hold Mexican nationality in two years where a German needs five, and Mexico permits dual nationality.
On tax, Spain taxes on residence. You are resident if you spend more than 183 days in Spain in the calendar year, or if your main nucleus of economic or family interests sits there. The trap is that sporadic absences still count toward the 183 days unless you prove tax residency elsewhere, which is what obtaining a Mexican constancia de residencia fiscal is for.
Note the rate: because Mexico sits outside the EU, Spanish-source income for non-residents is withheld at a flat 24 percent unless the treaty reduces it. The Spain to Mexico convention was modified by a protocol in force since September 2017, which reworked dividends, interest and capital gains.
Getting here
There is no nonstop Madrid to Mérida flight, and you will read that as a drawback. The fuller picture is that Spain has two nonstop corridors into Mexico: Madrid to Mexico City with Aeroméxico and Iberia, and Cancún from both Madrid and Barcelona. From Cancún, Mérida is a short hop or about four hours by road. One transatlantic leg and a connection, not an ordeal.

What it costs to build
Cost per square meter by finish level and by municipality, taken from our own project ledger rather than from a relocation blog. Mid-spec custom homes in Mérida run well above the entry-level national benchmarks people quote, and the gap is where budgets break.
Land, and what it hides
Cholul, Dzitiyá, Conkal. The difference between private title and ejido land, and the libertad de gravamen check that stops a bad purchase before money moves. Most of the expensive mistakes we see happen before a single drawing exists.
Permits and real timelines
Licencia de construcción, INSEJUPY, and the honest reasons projects slip. Yucatán also has an archaeological dimension that surprises foreign buyers: INAH review is a real step, not a formality.
Build or buy
Restoring a casona in Centro and building new in the north are different businesses with different risk. The numbers rarely say what people expect them to say.
Building for this climate
Waterproofing, humidity, salt, and hurricane detailing. Hurricane season runs June to November and Mérida sits about 35 km inland, so direct strikes are rare, but the detailing still decides whether a house ages well here. This is not abstract for us. We supply the waterproofing and protective systems ourselves, so the specification on our projects is chosen for how it ages in Yucatán rather than for what is cheapest to install.

Buying property as a foreigner
Article 27 of the Mexican Constitution bars foreigners from holding direct title within 100 km of a border or 50 km of a coastline. Inside that band, residential property is held through a fideicomiso: a bank trust, 50 years and renewable, where you keep full rights to use, lease, mortgage, sell and bequeath.
Yucatán’s coastline is unambiguously inside the restricted zone. Whether a specific parcel in or around Mérida falls inside the 50 km band depends on that exact parcel, and your notario público makes that determination. That determination is the one that counts. Confirm it before you sign anything.
We will say plainly what we do not know. You will find websites asserting that Mérida is outside the zone and no trust is needed. Some of those same pages state the city is 35 kilometres from the coast, inside a 50 kilometre band. We are not going to resolve that for you in a web page. Your notario will resolve it for your parcel, in writing.

How much does it cost to build a house in Mérida?

Is it true a Spaniard can get Mexican nationality faster?
Yes. Mexico’s Ley de Nacionalidad reduces the ordinary five-year residency requirement to two years for people originally from a Latin American country or the Iberian Peninsula. Mexico permits dual nationality, and the SRE runs a dedicated procedure for exactly this case.
When do I stop being a Spanish tax resident?
When you no longer meet either test: more than 183 days in Spain in the calendar year, or your main nucleus of economic or family interests located there. Sporadic absences count toward the 183 days unless you can prove tax residency elsewhere, so a Mexican certificate of fiscal residence matters more than people expect.
Can I bring my pet from Spain?
Yes, but unlike arrivals from the US and Canada you need a health certificate issued within 15 days of arrival, original plus a copy. SENASICA issues the import certificate on arrival.
Can a foreigner buy property in Mérida?
Yes. Inside the constitutional restricted zone, residential property is held through a fideicomiso, a renewable bank trust preserving full rights of use, lease, mortgage, sale and inheritance. Whether your specific parcel sits inside that zone is determined by your notario público.
