The cost is the exit, not the filing.
Canada taxes on residence. Sever it properly and you stop filing Canadian returns, which is a cleaner break than US citizens get. The catch is what severing itself triggers.
Ceasing Canadian residency triggers a deemed disposition: you are treated as having sold most property, Canadian and foreign, at fair market value on the day you leave, and capital gains become taxable. Canadian real property and registered plans are among the exclusions. An election to defer exists but must be made by 30 April of the year following emigration, and security is required above a threshold.
One point worth knowing because it runs against instinct: Form NR73, the determination of residency status, is optional rather than required. Many advisers counsel against filing it, on the grounds that it invites early scrutiny and an adverse determination is hard to reverse. Opinion is genuinely divided. Ask your accountant rather than defaulting to filing it.

WestJet flies Toronto to Mérida year-round, Air Canada adds Toronto from November 2026, and WestJet adds Calgary from December 2026. Cancún is served nonstop from more than twenty Canadian airports, which makes the last leg easy from almost anywhere in the country.

What it costs to build

Cholul, Dzitiyá, Conkal. The difference between private title and ejido land, and the libertad de gravamen check that stops a bad purchase before money moves. Most of the expensive mistakes we see happen before a single drawing exists.
Permits and real timelines
Licencia de construcción, INSEJUPY, and the honest reasons projects slip. Yucatán also has an archaeological dimension that surprises foreign buyers: INAH review is a real step, not a formality.
Build or buy
Restoring a casona in Centro and building new in the north are different businesses with different risk. The numbers rarely say what people expect them to say.
Building for this climate
Waterproofing, humidity, salt, and hurricane detailing. Hurricane season runs June to November and Mérida sits about 35 km inland, so direct strikes are rare, but the detailing still decides whether a house ages well here. This is not abstract for us. We supply the waterproofing and protective systems ourselves, so the specification on our projects is chosen for how it ages in Yucatán rather than for what is cheapest to install.

Buying property as a foreigner
Article 27 of the Mexican Constitution bars foreigners from holding direct title within 100 km of a border or 50 km of a coastline. Inside that band, residential property is held through a fideicomiso: a bank trust, 50 years and renewable, where you keep full rights to use, lease, mortgage, sell and bequeath.
Yucatán’s coastline is unambiguously inside the restricted zone. Whether a specific parcel in or around Mérida falls inside the 50 km band depends on that exact parcel, and your notario público makes that determination. That determination is the one that counts. Confirm it before you sign anything.
We will say plainly what we do not know. You will find websites asserting that Mérida is outside the zone and no trust is needed. Some of those same pages state the city is 35 kilometres from the coast, inside a 50 kilometre band. We are not going to resolve that for you in a web page. Your notario will resolve it for your parcel, in writing.

How much does it cost to build a house in Mérida?
Mid-spec custom homes in Mérida run well above the entry-level national benchmarks usually quoted for Mexico. What matters is cost per square meter at your finish level and municipality, which our estimator calculates from our own project data.
What is Canadian departure tax and will it apply to me?
On ceasing Canadian residency you are deemed to have disposed of most property at fair market value, and the resulting capital gains are taxable. Canadian real property and registered plans are excluded. Whether and how much it costs depends entirely on what you hold, so this is a question for your accountant, not for a web page.
Should I file Form NR73?
It is optional, not required, and advisers disagree. The argument against is that it invites early CRA scrutiny and an adverse determination is difficult to reverse. What actually decides residency is your ties: home, spouse and dependants first, then bank accounts, licences, health card and memberships.
What happens to my provincial health coverage?
It ends when you cease residency, and the rules differ by province. The gap between losing provincial coverage and enrolling in Mexican IMSS or private insurance is a real and avoidable exposure. Confirm your province’s rules before you leave.
Can I bring my household goods and my car?
Permanent residents get a duty-free permanent import of household goods; temporary residents get a temporary import only, and the goods must leave when the status does. For vehicles it reverses: temporary residents can hold a Banjercito TIP, permanent residents cannot.
