Introduction
Arkhe Dzityá is a boutique private community in the Dzityá corridor of northern Mérida, composed of a limited collection of contemporary townhomes. Each residence is conceived around patios, light and greenery: social areas open fully toward a private garden with plunge pool, while bedrooms are organized to provide both privacy and flexibility for different family configurations. The result is a compact footprint that lives like a full house.
Role
At FORMM we developed the architectural concept, master layout and interior atmosphere of Arkhe Dzityá, ensuring that the experience is coherent from the access gate and streetscape to the smallest interior detail. The goal is to offer a product that feels carefully curated and timeless, instead of just another row of units.
Highlights
Textured Architectural Language:
The project uses a palette of light-colored stucco, warm wood and textured concrete blocks that repeat inside and out. These vertical and patterned textures frame entrances, headboards and living room walls, giving a strong identity to each home without resorting to ornamental excess.
Patio & Garden Core:
Living room, dining and kitchen extend directly to the terrace and garden, blurring the limit between interior and exterior. Large floor-to-ceiling windows and a slight elevation over the patio create a pleasant vantage point towards vegetation and the plunge pool.
Warm Minimal Interiors:
Interiors are intentionally calm: neutral floors, soft walls and wood accents in carpentry and ceilings create a warm backdrop for art and furniture. Integrated shelving and niche lighting help keep spaces clean while adding depth and character.
Comfort-Focused Bedrooms:
The main bedroom is conceived as a retreat, with a feature wall that combines texture and indirect lighting, plus direct views to planted patios. Secondary bedrooms maintain the same material coherence, ensuring that the entire home feels designed as one continuous experience rather than as separate rooms.
Gated Ensemble & Urban Order:
From the street, Arkhe Dzityá presents a unified, low-rise frontage with controlled openings, landscaping and a marked central access. Inside, a simple internal street and repeated modules generate order and clarity, while small setbacks and planters keep the scale human and welcoming.
Sustainability & Usability
The homes are oriented and detailed to favor cross-ventilation, shaded terraces and controlled solar gain, reducing reliance on artificial cooling. Materials were selected for durability in Mérida’s climate, with low-maintenance finishes and protected carpentry. Circulations are straightforward and efficient, service areas are discreet yet accessible, and the overall layout prioritizes day-to-day practicality without sacrificing the refined, resort-like atmosphere.
