Maxclear Top (Sealer)

Maxclear Top is a water-based silane-siloxane impregnation sealer, engineered to deeply penetrate mineral substrates and provide long-lasting protection against water, stains, and environmental damage. It is transparent and maintains the original look and breathability of the surface.

Use in Mérida and Yucatán:

In Mérida's humid climate and along the Yucatán coast, where facades, architectural concrete, brick, natural stone and monocapa renders face rain, salt air and microorganism growth, Maxclear Top is worth considering as a transparent water-based silane/siloxane impregnation. According to its technical bulletin, it creates an invisible hydrophobic “pearl” effect without forming a film, stays breathable, resists UV without yellowing, reduces efflorescence and dirt pickup, and helps protect against fungi, algae and moss; penetration is greater than 10 mm (Class II). Apply two coats on a clean, fully dry substrate (maximum 10 hours between coats), working continuous runs from bottom to top; the surface begins to repel water after about 24 hours. In the rainy season avoid outdoor application if rain is expected within 24 hours, and in high temperatures work out of direct sun. Approximate consumption is 0.40–0.70 L/m² total on dense supports and 0.8–2.0 L/m² on porous brick, ceramic, natural stone or tile—confirm with a site trial.

Compatibility:

For use on mineral-based substrates only. Not suitable for painted or non-absorbent surfaces.

Application Tips:

Apply to dry, clean surfaces by spray, brush, or roller. Saturate the surface and let the product penetrate, wiping away any excess.

Warnings:

Wear gloves and goggles. Store in a cool, dry place and avoid contact with skin or eyes.
